Oakton's housing stock tells a story every plumber recognizes. Most homes here went up between the late 1970s and early 1990s, which means the copper supply lines in your walls are 30 to 50 years old. That era of copper is well into the window where pinhole leaks become a real problem, especially where Fairfax Water delivers water that typically runs 5 to 10 grains per gallon hardness. That's moderately hard to hard, and it accelerates the internal pitting that causes pinhole failures. Some properties in Oakton run on private well systems rather than Fairfax Water, which brings its own pressure and water quality considerations. Marine clay soils in parts of Oakton can also shift foundations over time, which occasionally stresses supply and drain lines. These aren't abstract concerns. They're the specific reasons Oakton homeowners call us for plumbing inspections and plumbing repairs every season.

Copper Pinhole Leaks in Oakton Colonials

The 1970s-1990s colonial housing stock in Oakton is at prime age for this failure.

A pinhole leak in a copper pipe isn't dramatic until it is. Most start as a slow weep behind drywall, sometimes going undetected for months. In Oakton homes built in the 1980s, the copper is old enough that mineral deposits from moderately hard Fairfax Water have had decades to pit the interior walls. The question we hear most: do I have to repipe the whole house? Honestly, no. Not always. If the leak is isolated and the rest of the line is sound, a targeted repair makes sense. If you've had three pinhole leaks in two years, that's a different conversation. We'll camera-inspect the affected lines and give you a straight read on what you're dealing with. No upselling a full repipe when a repair is the right call.

Furnace and AC Repair in Oakton

Oakton sits in USDA zone 7b, winter lows can reach 5 degrees Fahrenheit, and your furnace can't be guessing.

Oakton winters are genuine. A furnace that's limping along in November is going to fail when the temperature bottoms out. Our technicians are factory-certified and handle the permit process as part of the job. We also service and install ductless mini split systems for additions, sunrooms, and areas where running new ductwork isn't practical. For AC repair in Oakton, we prioritize urgent cooling calls during summer, we work to get to you quickly when your house is 85 degrees.

WATER HEATERS

Water Heater Repair and Replacement in Oakton

Know the signs before a failing tank turns into a flooded utility room.

Water heaters in Oakton homes typically run 8 to 12 years before repair starts losing the math against replacement. Moderately hard water accelerates sediment buildup at the bottom of the tank, which cuts efficiency and shortens the element life in electric units. If you're hearing rumbling from the tank, seeing rust-tinged water at the tap, or noticing the recovery time has gotten noticeably longer, those are diagnostic signals worth taking seriously. We carry traditional tank units and install tankless water heaters for Oakton homeowners who want on-demand hot water and more utility room space. Sizing matters: an undersized tankless unit running hard water is a problem from day one. We'll walk you through the options based on your household size and the water conditions at your address. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. He was very professional, knowledgeable, patient, and always available to answer my questions. Communication with Brian was outstanding throughout the entire project. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

Frequently asked questions

Do some Oakton homes have well water instead of Fairfax Water?
Yes. Much of Oakton is served by Fairfax Water, which delivers water at 5 to 10 grains per gallon hardness. Some properties in Oakton are on private well systems. Well water can vary significantly in hardness, iron content, and pressure, and those differences affect your water heater, fixtures, and any filtration equipment. If you're on a private well, tell us when you call, it changes how we approach the diagnostic. We handle both Fairfax Water and well-served homes throughout the Oakton area.
What causes pinhole leaks in Oakton's copper pipes?
Most Oakton homes built in the 1970s through 1990s have copper supply lines that are now 30 to 50 years old. Over time, the slightly mineral-heavy water from Fairfax Water creates pitting on the inside of the pipe wall. That pitting eventually eats through, producing a small but persistent leak. Cold water lines tend to fail first in homes with significant temperature swings. A single pinhole doesn't mean you need to repipe, but two or three in a short period usually does. We'll inspect and give you an honest read on which repair makes sense.
Do I need a sump pump in my Oakton home?
It depends on your property and soil conditions. Parts of Oakton have Marine clay soils that swell when wet, which can redirect groundwater toward foundations during heavy rain. Homes with finished basements or crawl spaces in lower-lying areas of Oakton are the most vulnerable. If you've had water intrusion in the past, or if your basement is finished space you want to protect, a sump pump installation is worth serious consideration. We'll assess your drainage situation and tell you whether a pump is actually necessary or whether the water problem is coming from somewhere else.
When should I replace my water heater in an Oakton home?
The standard lifespan for a tank water heater is 8 to 12 years. In Oakton, moderately hard water from Fairfax Water deposits sediment in the tank over time, which cuts efficiency and shortens the element life in electric units. Signs to watch for: rumbling or popping noises from the tank, rusty or discolored hot water, noticeably longer recovery times, or visible corrosion around the tank base. If the unit is past 10 years and showing any of those signs, replacement usually makes more financial sense than repair. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.
How can I tell if a plumber is charging me fairly in Oakton?
The clearest signal is whether the plumber explains what drives the cost before any work starts. A legitimate contractor will walk you through what they found, what the repair involves, and why the price is what it is. Any contractor who won't give you a plain explanation before you commit is worth skipping. Brick Street doesn't charge overtime fees, so a call at 6pm costs the same as a call at 10am. We also won't recommend a full replacement when a repair is the right call for your situation. That's a line we hold regardless of which option costs more.
Does Oakton HVAC work require a permit from Fairfax County?
Most HVAC replacements and significant installations in Oakton do require a permit and code-compliance inspection through Fairfax County Land Development Services. That includes new furnaces, air conditioners, heat pumps, and major ductwork changes. Fairfax County mechanical inspections cover ductwork insulation, venting for fuel-burning appliances, and proper equipment installation. Brick Street handles the permit process as part of the job. You shouldn't have to chase the county yourself. If you're ever unsure whether your project needs a permit, ask us when you call.
What does a drain camera inspection show, and is it worth it before major repairs?
A drain camera inspection sends a waterproof camera through your drain or sewer line so we can see exactly what's causing the blockage or slowdown, root intrusion, pipe collapse, grease buildup, offset joints, or something else. In older Oakton homes, sewer lines can have issues that a snake can't fully clear and that only show up visually. The value is simple: before you spend significant money on a trenchless sewer line repair or excavation, you should know exactly what you're dealing with. We won't recommend that level of repair without camera confirmation first.
