Sterling's housing stock is largely built from the mid-20th century onward, with a median construction year of 1982, which means a lot of the plumbing and HVAC systems in the area are getting on in years. On top of that, Fairfax Water's Potomac plant delivers water that tests in the moderately hard to very hard range, anywhere from 4.1 to 10.8 grains per gallon depending on the season. That level of mineral content accelerates scale buildup inside water heaters, supply lines, and fixtures faster than most homeowners realize. We work in Sterling regularly and know what the local housing stock throws at us. Neighbors in Ashburn, Lansdowne, and Herndon deal with similar conditions, and we cover all of them.

Sterling Conditions

What Hard Water Does to Sterling Plumbing

Most homeowners don't think about water chemistry until something breaks. In Sterling, the water coming through your supply lines carries mineral loads that land in the moderately hard to very hard category, depending on the season. That calcium and magnesium deposits inside your water heater's tank, builds scale on your faucet aerators, and slowly narrows the diameter of older galvanized supply lines. Hard water mineral buildup can meaningfully shorten a water heater's service life compared to what you'd expect in softer-water areas. We've replaced plenty of them ahead of schedule for that exact reason. The fix isn't always a new appliance. Sometimes it's a water softener installation that protects everything downstream. Sometimes it's a tankless unit that's less vulnerable to scale than a traditional tank. We'll look at what you have, tell you what's worth saving, and give you an honest answer about what comes next. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.

What Customers Say About Our Work

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

⭐⭐⭐⭐⭐ Excellent Service – Highly Recommend Brick Street Plumbing Water Heaters I recently had my entire HVAC system replaced after my old unit had been in my home for over 20 years. I requested an estimate through Home Depot, and they referred me to Brick Street Plumbing. Water Heaters, From beginning to end, my experience was excellent! Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. He was very professional, knowledgeable, patient, and always available to answer my questions. Communication with Brian was outstanding throughout the entire project. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. This made the entire HVAC area much more spacious, organized, and accessible. I am extremely happy with how everything turned out! Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

Common Questions from Sterling Homeowners

What's the minimum charge for a plumber in Sterling, VA?
We don't publish flat minimums because every job is different. What we do guarantee is no overtime fee regardless of when you call. A Saturday evening call in Sterling costs the same as a Tuesday morning call. The work and the time required determine the cost, not the hour on the clock. Contact us at (240) 969-4911 for an accurate estimate on your specific situation.
How can I tell if I have a hidden water leak in my Sterling home?
Watch your water meter when nothing is running. If it moves, water is going somewhere it shouldn't. Other signs include unexplained increases in your water bill, soft or discolored spots on drywall or ceilings, and a sulfur or musty smell near walls. Sterling homes built in the 1970s and 1980s sometimes have original copper or galvanized lines that have developed pinhole leaks. Catch it early and you're dealing with a repair. Wait and you're dealing with structural damage.
Does Sterling, VA require a permit for HVAC work?
Yes. The Loudoun County Department of Building and Development issues permits for mechanical work, and HVAC jobs require a Master HVAC License to pull one. Any contractor who tells you a permit isn't needed for a furnace or AC replacement in Sterling is either misinformed or cutting corners. Brick Street's technicians carry the required licenses and handle permitting. You shouldn't have to chase that down yourself.
My Sterling home was built in the 1980s. What plumbing problems should I expect?
Homes from that era commonly have galvanized steel supply lines that corrode from the inside out over time, reducing flow and eventually failing. The combination of Sterling's moderately hard to very hard water accelerates that process. Drain lines in those homes are often cast iron or ABS, and while both can last, cast iron joints and hubs get brittle. We've also seen a fair amount of water heater scale buildup in homes from that period because the units were never treated for the local water chemistry.
What should I do if I have a plumbing emergency in Sterling?
Call (240) 969-4911 immediately. While you wait, shut off the water at the main supply valve, which is typically near the water meter or where the main line enters the house. If the emergency involves the water heater, turn off its supply valve and, for gas units, turn the thermostat to the pilot setting. Don't wait to see if it resolves on its own. Small leaks become flooded rooms faster than most people expect, and a single water event in a Sterling home can mean weeks of remediation.
