Reston's Plumber for Every Home System

Brick Street Plumbing Heat & Air is the plumber Reston homeowners call for plumbing repair, AC repair, furnace service, and water heater work throughout Reston, VA. Our dual-certified technicians handle both plumbing and HVAC under one call, and we're available around the clock with no overtime charges, whether you ring us at noon on a Tuesday or at 2am on a Saturday. That matters in a town where a burst pipe or a failed AC unit doesn't wait for business hours. With 4.6 stars across 282 Google reviews, you've got a real track record to judge us by.

Reston's housing stock tells its own story. Half of the owner-occupied homes here were built before 1981, which means galvanized steel supply lines, original drain stacks, and HVAC systems that have been patched and extended well past their design life. The clay-heavy soil common across Northern Virginia compresses and shifts with the freeze-thaw cycle, putting slow but relentless stress on buried drain and sewer lines. Fairfax Water delivers moderately hard to hard water drawn from the Potomac River and the Occoquan Reservoir, That combination of aging infrastructure and water quality makes a proper plumbing inspection worth scheduling before a small issue becomes a structural one.

What Reston Homes Actually Need

Older housing stock creates predictable failures. We know what to look for.

A Reston townhouse built in the 1970s has different plumbing demands than a newer single-family home in a modern subdivision. Many of the multi-story homes here were plumbed with materials that are now well past their service life. Galvanized steel corrodes from the inside out, reducing water pressure gradually before it fails. Cast-iron drain lines crack. And the clay soil beneath Reston streets moves enough each winter to shift buried sewer laterals out of alignment. We don't guess at these problems. Our licensed plumbing professionals diagnose them with the right tools, explain exactly what they found, and give you a straight answer about repair versus replacement. We won't sell you a full sewer replacement when a targeted repair is the right call.

All services
AC Repair

AC Repair

Reston summers bring real heat and humidity, and a failed air conditioner isn't a minor inconvenience. We diagnose and repair AC systems same day when possible. Compressor issues, refrigerant problems, capacitor failures: we carry the common parts.

Furnace Repair

Furnace Repair

Winter lows in Reston can drop to around 5 degrees Fahrenheit. A furnace that's limping through November won't survive January. Our technicians service gas furnaces, heat pumps, and forced-air systems throughout Reston.

Water Heater Repair and Replacement

Water Heater Repair and Replacement

Reston's moderately hard water deposits scale inside tank heaters faster than homeowners expect. We repair failing units and install both traditional tank and tankless water heaters sized for the household. Alex Lafrance noted our quote came out substantially less than other plumbers, with no drop in service quality.

Drain Cleaning

Drain Cleaning

Slow drains and backed-up fixtures are the most common call we get from Reston's older townhouses. We clear blockages and inspect the line to confirm whether the clog is isolated or a sign of a larger pipe problem downstream.

Sewer Line Repair

Sewer Line Repair

Clay soil movement in Northern Virginia is a slow, persistent problem for buried sewer laterals. If multiple drains in your Reston home are sluggish or you're seeing sewage odors in the yard, that's a line issue, not a fixture issue. We diagnose it correctly before cutting anything.

Water Filtration and Softener Installation

Water Filtration and Softener Installation

Fairfax Water's hardness ranges from moderately hard to hard. If your Reston home doesn't have a filtration or softening system, it's worth a conversation.

LOCAL DETAIL

Permits and Fairfax County Code

Most HVAC replacements in Reston require a permit and a code-compliance inspection issued through Fairfax County Land Development Services. That includes new furnaces, air conditioners, and heat pumps. Some contractors skip permits to move faster. We don't. A system installed without a proper permit creates problems when you sell the home, and it can void manufacturer warranties. Our factory-certified technicians pull the right permits, schedule the inspection, and make sure the work passes. You shouldn't have to track any of that yourself.

What Dual-Certified Means for Your Reston Home

Most contractors specialize in one trade. A plumbing company calls an HVAC company when the problem crosses lines, and you coordinate two separate schedules and two separate invoices. Our technicians hold dual certifications in both plumbing and HVAC, which matters most in older multi-story homes where a water heater failure can affect heating systems and plumbing and HVAC equipment share tight mechanical spaces. One call covers both systems. Jose Campos described the Brick Street team as professional and knowledgeable through an entire HVAC replacement, noting that they relocated his water heater in the same project to make the mechanical area more accessible. That kind of integrated thinking comes from technicians who understand both trades.

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

Frequently asked questions

What should I do if I have a plumbing emergency in Reston on nights or weekends?
Call (240) 969-4911 any time. We're available 24 hours a day, seven days a week, and we don't charge overtime for after-hours calls. The rate is the same at 2am as it is at 10am. Shut off the water at your main valve if there's active flooding, then call us. We'll walk you through next steps on the phone before we arrive.
How does Reston's water quality affect my plumbing and water heater?
Fairfax Water delivers water to Reston that tests as moderately hard to hard, between 5 and 10 grains per gallon. That mineral content deposits scale inside tank water heaters and on supply line walls over time. A water softener slows scale buildup significantly. A whole-home filtration system addresses water quality at the source. Both are worth considering for older Reston homes already managing aging infrastructure.
Why do Reston homes have more sewer line problems than newer construction?
Half of Reston's owner-occupied homes were built before 1981. Many of those homes have original clay or cast-iron sewer laterals that are now 40-plus years old. Northern Virginia's clay soil shifts with freeze-thaw cycles each winter, putting stress on buried lines and gradually knocking joints out of alignment. Root intrusion is common in that soil type too. If you're seeing slow drains in multiple fixtures, or sewage odors near your foundation or yard, a line inspection is the right first step, not a drain snake.
Do HVAC replacements in Reston require a permit?
Yes. Fairfax County requires a mechanical permit and a code-compliance inspection for most HVAC replacements, including new furnaces, air conditioners, and heat pumps. Permits are issued through Fairfax County Land Development Services. We pull the permit, schedule the inspection, and make sure the installation passes. A system installed without a permit can create complications when you sell your home and may void the manufacturer warranty.
How do I know whether to repair or replace my water heater in Reston?
The honest answer depends on the age of the unit, the nature of the failure, and your water quality. A 10-year-old tank heater that's leaking from the tank itself is done. A 5-year-old unit with a failed heating element is usually worth repairing. Reston's hard water accelerates sediment buildup, which shortens tank life and reduces efficiency. We'll tell you what we find and give you a straight recommendation. We won't push replacement when a repair makes more sense. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.
What's the difference between a plumber and an HVAC technician, and why does it matter in Reston?
A plumber handles water supply lines, drain and sewer systems, fixtures, and water heaters. An HVAC technician works on heating, cooling, and ventilation equipment. In Reston's older multi-story townhouses, those systems often share the same mechanical closet, and a failure in one can affect the other. Our dual-certified technicians are trained in both trades, so one call covers the full picture. You're not waiting on two separate companies or managing two separate invoices for work that's fundamentally connected.
Can Brick Street handle drain pipe maintenance and sump pump installation in Reston?
Yes to both. We service drain lines throughout Reston, including drain pipe maintenance for homes that need periodic clearing due to root intrusion or accumulated buildup in older pipes. We also install sump pumps in Reston homes where basement or crawl-space moisture is a recurring issue. If you're not sure which service applies to your situation, describe what you're seeing when you call and we'll point you in the right direction.
