Fairfax HVAC Repair From People Who Explain Their Work

Brick Street Plumbing Heat & Air provides AC repair in Fairfax, VA for central air conditioners and heat pumps, with licensed HVAC technicians on call 24/7 and no overtime fees. If the system is blowing warm air, the outdoor fan will not spin, water is leaking indoors or the breaker keeps tripping, we diagnose the problem, explain what we found and repair it after you approve. Call (240) 969-4911 whenever the house starts heating up.

Fairfax includes both the independent City of Fairfax and the surrounding parts of Fairfax County that share the name, and we serve both. A lot of the housing here dates from the post-war decades, so it is common to find air conditioning that was added after the house was built, ductwork squeezed into attics and soffits, and older systems still running on R-22 refrigerant. Newer neighborhoods have their own issues, mostly worn electrical parts and dirty coils. Our Fairfax service page lists everything else we do in the area.

OLDER SYSTEMS

R-22 Units and Retrofitted Ductwork in Fairfax

R-22 was the standard refrigerant for decades, and production has ended. Systems that use it still run, and many can be repaired, but adding refrigerant has become expensive because the remaining supply is limited. If an R-22 system has a leak, we will find it and give you the repair price next to the price of a replacement so you can decide with real numbers. Retrofitted ducts are the other common Fairfax issue. Ducts added to an older house often run long distances to upstairs rooms, through hot attics, with joints that have loosened over time. The result is a system that works hard and still leaves bedrooms warm. Part of every repair visit is checking airflow, so you know whether the problem is the equipment, the ducts or both.

AC Repairs We Handle in Fairfax

From quick electrical fixes to major components.

Capacitors and contactors

The parts that start the compressor and fan. Heat and age wear them out, and replacing them is routine.

Compressor problems

Hard starting, overheating and electrical faults. We test before condemning a compressor.

Coil cleaning

Dirty indoor and outdoor coils cut efficiency and can cause freezing. Cleaning often restores lost cooling.

Refrigerant leaks

We locate the leak and repair it instead of recharging a system that will be low again next month. Common leak points include the indoor coil, service valves and brazed joints.

Drains and float switches

Clogged condensate lines and tripped safety switches that shut the system off to prevent water damage. We clear the line and confirm the switch resets properly.

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

⭐⭐⭐⭐⭐ Excellent Service – Highly Recommend Brick Street Plumbing Water Heaters I recently had my entire HVAC system replaced after my old unit had been in my home for over 20 years. I requested an estimate through Home Depot, and they referred me to Brick Street Plumbing. Water Heaters, From beginning to end, my experience was excellent! Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. He was very professional, knowledgeable, patient, and always available to answer my questions. Communication with Brian was outstanding throughout the entire project. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. This made the entire HVAC area much more spacious, organized, and accessible. I am extremely happy with how everything turned out! I also want to recognize Austin, Gmo, and Dani for their excellent work. They were professional, hardworking, respectful of my home, and paid great attention to detail. Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

Repair Today, Plan for Tomorrow

Our AC repair service page covers the details of how we diagnose cooling problems. If your air conditioner and furnace are both getting older, our broader HVAC repair team can look at the whole system on one visit, since the blower, thermostat and ducts serve both. When replacement is the smarter move, we handle AC installation and size the new equipment to the house based on a load calculation for the house as it stands today, rather than copying the size of the old unit. Insulation, new windows and additions all change what a home needs. Heat pumps are worth a look too, especially in homes that already have electric heat. We also serve the towns around Fairfax listed on our service area page.

Frequently asked questions

Can an R-22 air conditioner still be recharged?
Yes, but it is costly. R-22 is no longer produced, so service relies on recovered and recycled supply, and the price reflects that. A system that only needs a small amount after a leak repair may be worth keeping. A system that keeps losing refrigerant is usually better replaced with equipment that uses a current refrigerant. We will show you both costs.
Why is one room in my Fairfax house always hotter than the rest?
Hot rooms are usually an airflow problem rather than a capacity problem. Long duct runs, leaky or crushed ducts in the attic, a missing return in that room or a weak blower can all starve one area of cool air. Sun exposure and poor insulation add to it. A technician can measure airflow at the vents to find where it is being lost.
What is the difference between AC repair and HVAC repair?
AC repair focuses on the cooling side: the outdoor condenser, refrigerant circuit and indoor coil. HVAC repair covers the whole heating and cooling system, including the furnace or heat pump, blower, thermostat and ductwork. In practice, many cooling problems involve shared parts like the blower and controls, so our technicians are trained on all of it.
Why is the fan on my outdoor AC unit not spinning?
The most common cause is a failed capacitor, which gives the fan motor the boost it needs to start. A worn fan motor, a burned contactor or a tripped breaker can also be responsible. If the compressor is running while the fan is stopped, turn the system off to avoid overheating it, then call for service.
Do you serve both the City of Fairfax and Fairfax County?
Yes. We serve the independent City of Fairfax as well as the neighborhoods in surrounding Fairfax County, including nearby communities like Oakton, Vienna, Centreville and Chantilly. The same 24/7 availability and no-overtime pricing apply everywhere we work, and our technicians handle plumbing as well as heating and cooling.
